Twenty years ago, Richard Roberts bought an apartment in Puerto de Mogán. He wasn’t building a business. He just loved the place.

Filin: Where It All Started
Richard bought Filin in 2004, planning to rent it out long-term. He changed his mind and kept it for his parents instead.
Years later, once they could no longer travel, he came close to selling it. An estate agent was involved, with a contract nearly signed for them to market the property.
Then, the day before he was due to sign, Spain’s holiday rental rules changed. Richard decided to try letting it as a holiday apartment first.
“It turned out to be one of the best decisions I have made.”
The holiday rental licence came through in April 2016, and the first guests arrived that June.
For six years, Filin was the first apartment TripAdvisor showed for searches in Mogán, until Richard stepped back from the major booking platforms to focus on direct bookings through his own website.
Filin’s popularity meant he regularly had to turn away both new visitors and returning guests because the apartment was already booked.
Eventually, that success gave him the confidence to consider buying another property.
Golden Beach: What It Cost to Keep Going
In June 2019, Richard purchased his second apartment, Golden Beach.
He had chosen it carefully: private parking directly off the road, lift access, a heated swimming pool, sea and park views, and a location close enough to the seafront to enjoy everything Puerto de Mogán offers, but far enough away from late-night noise, early morning deliveries and bin collections.
The apartment needed considerable work and investment before it met his standards, particularly regarding facilities, safety and security.
The first guests arrived in October 2019.
Just a few months later, Covid changed everything.
Richard had borrowed close to half a million euros to purchase and improve Golden Beach. The rental income disappeared almost overnight, but the mortgage, community fees, council tax, insurance and other expenses continued.
Despite declaring his income and applying for every support scheme available, Richard says he received no government assistance.
The financial pressure became overwhelming.
He came close to losing everything he had worked for and eventually needed professional support to get through an extremely difficult period.
His partner, a medical professional who assisted in complex cardiac surgeries and transplants, took on additional hospital shifts to help keep things afloat.
It took years, and the sale of another property, to recover financially.
Looking back, Richard believes the experience changed his attitude towards the business.
He became even more determined that, if he was going to provide holiday accommodation, he would do everything possible to make his apartments places where he would genuinely feel comfortable welcoming his own friends and family.

Paraiso : Living by His Own Standards
Paraiso came later, chosen for many of the same reasons as Golden Beach: a convenient location, private parking, lift access, a heated swimming pool and a bright, comfortable living environment.
Richard lived in Paraiso himself for more than three years before it became a holiday rental.
He also regularly stays in his apartments between bookings, experiencing them as his guests do and checking that everything works as it should.
His approach to choosing and furnishing a property reflects that personal involvement.
“When I choose an apartment, I always try to imagine that I am buying it for myself. I look for a property that I would genuinely want to live in, somewhere with the right location, space, light and potential. Once I have found the right apartment, I furnish it in a way that I would personally enjoy, while making sure it is comfortable, practical, safe and secure. I want every apartment to feel like somewhere I would be happy to stay myself, rather than simply a property I am renting out.”
For Richard, the apartments are not simply investment properties.
They are places he knows personally, maintains carefully and continually looks for ways to improve.
A Different Life in the Mountains
These days, Richard’s home is a small farm in Tejeda, in the mountains of Gran Canaria.
Life there is rather different from the busy waterfront of Puerto de Mogán.
There are sheep, rescue cats, fruit trees, vegetables growing in the ground and chickens on the way.
Richard enjoys the peace and space of mountain life, although shopping requires considerably more planning when the nearest supermarket involves a journey of around an hour and a half there and back.
But his connection with Puerto de Mogán remains strong.
He is regularly in the village, welcoming guests, carrying out maintenance and improvements, and fulfilling his responsibilities as president of the community at Golden Beach.
Living in Tejeda has given him a little more separation between work and home, while allowing him to continue looking after the apartments personally.
The Details Guests Rarely Notice
One of the things that particularly stood out during our conversations with Richard was how seriously he takes safety.
Many of the measures he has introduced are things guests may never notice.
All three apartments have a range of safety features, including:
Smoke and carbon-monoxide alarms.
Electrical surge protection.
Electrical safety systems designed to disconnect the power rapidly if dangerous faults occur.
Protection against electrical overloads and short circuits.
Regular electrical testing and safety checks.
Emergency lighting and night lights.
Air-quality monitoring.
Child-safety locks on the windows and front door at Filin.
There are even safety stickers on the patio doors at Filin and Paraiso, introduced after guests accidentally walked into the glass because it was, as Richard explained, exceptionally clean.
It is a small detail, but one that says quite a lot about his approach.
Most guests will never notice many of these precautions.
And that is exactly the point.
They are there quietly in the background, helping to protect the people staying in the apartments.

If something can be improved, he looks for ways to improve it.
But perhaps the most rewarding part of running ApartmentsMogan.com has been the relationships he has developed with his guests.
Many return every year. Some visit more than once a year, and a few have become genuine friends.
